Invest in Stock or Property?

  1. Liquidity: 🔄 Stocks are as easy to buy and sell as stuff online, making them super liquid. But with real estate, it's more like trying to sell your grandma's antique furniture—it takes time and effort, which can be a hassle when you need quick access to cash.

  2. Diversification: 🌍 Investing in stocks lets you spread your money across different industries and regions, reducing the chance of a big financial hit if one sector tanks. But with property, you’re kind of stuck with what you've got, which isn't great for diversification.

  3. Accessibility: 💰 Stocks are much more beginner-friendly—you can start with just a little cash and build up your investment over time. Plus, there are tons of apps and platforms that make it easy to get started.

  4. Passive income: 💤 Rental income from property can be nice, but dealing with tenants and maintenance? Not so much. With stocks, you can also rake in passive income through dividends without the headache of being a landlord.

  5. Potential for growth: 📈 Historically, stocks have been the champ in the growth department. While property values can go up over time, stocks have a track record of offering higher returns in the long run, helping you build wealth faster.

  6. Tax advantages: 💸 Depending on where you live, there can be some sweet tax perks to investing in stocks. In Singapore, for example, you most likely can kiss capital gains tax goodbye. But with property, there’s stuff like Seller's Stamp Duty and Additional Buyer's Stamp Duty to worry about, which can put a dent in your profits. Plus, there are other sneaky taxes lurking around, like income tax on rental income, that can eat into your earnings.




比起股市,我个人比较不喜欢投资房地产,以下是我的理由。


  1. 流动性: 🔄 股票就像在网上买卖东西一样容易,流动性非常高,实现快速变现。 但房地产就像卖奶奶的古董家具一样——需要较长的时间和精力。

  2. 多样化: 🌍 投资股票可以将你的资金分散到不同的行业和地区,从而减少某个行业下滑时遭受重大财务打击的风险。但投资房地产让你只能依赖你所拥有的房产,这对于多样化来说并不是很理想。

  3. 可及性: 💰 股票对初学者更加友好——你可以用少量资金启动投资并逐步增加其数额。此外,还有许多应用程序和平台使投资变得更容易上手。

  4. 被动收入: 💤 来自房地产的租金收入是很稳定,但处理租户关系和维护也会挺麻烦的。你也可以通过投资股票来获取股息被动收入,而不必为当房东而头疼。

  5. 增长潜力: 📈 从历史上看,股票在增长方面一直是🏆。虽然房地产价值可能会随时间上升,但长期来看股票具有提供更高回报的记录,有助于你更快地积累财富。

  6. 税收优势: 💸 根据你所在的地方,投资股票可能会有一些不错的税收优惠。例如,在新加坡,你很可能不需要缴纳资本利得税。但对于房地产,有卖方印花税(SSD)和额外买方印花税(ABSD)等,这些可能会减少你的利润。此外,还有其它隐藏税侵蚀你的收益,如租金收入的所得税。
